Property marketing tips: get your let camera-ready
The photo is what makes a guest stop scrolling and book, so a little prep before we arrive really pays off. Here’s what makes the biggest difference:
- Clear worktops, sides and windowsills so rooms feel bigger
- Put the washing up away and empty the sink
- Open every blind and curtain for as much daylight as possible
- Lamps on for warmth, and swap out any dead bulbs
- Make the beds hotel style, plump the cushions, straighten the throws
- Fresh flowers, a bowl of fruit or a set table all lift a shot
- Hide the everyday stuff: post, chargers, bins, pet bowls
- Outside, tidy the entrance, move the wheelie bins and sweep the path

Do floor plans actually help?
Short answer, yes. They’re one of the cheapest things you can add to a listing and one of the most useful. Here’s why, and how to choose:
- Buyers rate the floor plan among the most useful parts of a listing
- Many will scroll straight past a property that hasn’t got one
- It shows how the rooms connect and whether furniture will fit
- The people who then book a viewing tend to be far more serious
- 2D is clean and clear, and does the job for most homes
- 3D gives a real feel for open plan or unusual layouts
- Add room sizes and measurements, or keep it simple
- We measure up on the day of the shoot, so it’s all one visit

Is a drone shot worth it?
Not every home needs one, but when it fits it can really set a listing apart. It tends to be worth it when:
- The plot is large or the garden is a big selling point
- The setting adds value, like countryside, water or open land
- You want to show how private the property is
- The driveway, approach or surrounding land needs context
- Buyers need to understand the layout of the whole site
- A row of similar listings needs something to stand out

When the weather won’t play ball
A grey sky on shoot day is a British classic, but it doesn’t have to show in your photos. Here’s what we sort out afterwards:
- Balance the light so every room feels bright and warm, not flat
- Swap a heavy, dull sky for a clear blue one on exteriors
- Straighten the walls and verticals so rooms look true
- Remove distractions like bins, cables and a stray car on the drive
- Even out mixed light from windows and lamps
- Lift the colour gently so it looks real, never overcooked
We never fake a property. The aim is simply to show it on a good day rather than a wet Tuesday.
Full tour or short reel?
Video gets a listing noticed and keeps people looking for longer. There are two main options, and plenty of clients use both:
- Full walk-through tour: helps serious buyers picture the layout
- Short vertical reel: built for Instagram, TikTok and Facebook
- Reels grab attention as people scroll, and get shared around
- Tours cut down on time-wasting viewings
